Screening Criteria

  • Each applicant should have 24 months of good rental history from a neutral, third-party unrelated source that can be verified (exceptions may be made for applicants with qualified co-signors or increased deposits.)
  • Household monthly income that matches or exceeds three times the rent.
  • Applicant character is the most valued screening criteria; qualified applicants will undergo public records check regarding civil judgments, criminal and credit history.
  • Verifiable employment of one year.
  • Each applicant shall have a legally issued social security number.
  • Application that is complete, accurate and factual accompanied by copies of two pieces of identification, and documented proof of income.

To pursue a rental, follow these simple steps…

  1. Find the home and take a look at it from the outside, peek in a window and check out the neighborhood.
  2. If you like what you see, call and make an appointment to tour the inside of the home.
  3. Tour the home, checking out the rooms and the floorplan to make a decision whether to apply to rent it.
  4. If you decide to apply, the agent will give you the application papers to fill out (one for each person over 18 years old that will be living there.)
  5. COMPLETELY enter all the data requested and return it to the Management Office; we will need copies of each applicant’s Social Security Card and Driver’s License.
  6. Wait to hear from the Management Office regarding approval.
  7. Further instructions will be offered at the time a decision is made.
