Screening Criteria
- Each applicant should have 24 months of good rental history from a neutral, third-party unrelated source that can be verified (exceptions may be made for applicants with qualified co-signors or increased deposits.)
- Household monthly income that matches or exceeds three times the rent.
- Applicant character is the most valued screening criteria; qualified applicants will undergo public records check regarding civil judgments, criminal and credit history.
- Verifiable employment of one year.
- Each applicant shall have a legally issued social security number.
- Application that is complete, accurate and factual accompanied by copies of two pieces of identification, and documented proof of income.
NOTE: A full Applicant Screening Policies Sheet will be provided with each blank application form.
To pursue a rental, follow these simple steps…
- Find the home and take a look at it from the outside, peek in a window and check out the neighborhood.
- If you like what you see, call and make an appointment to tour the inside of the home.
- Tour the home, checking out the rooms and the floorplan to make a decision whether to apply to rent it.
- If you decide to apply, the agent will give you the application papers to fill out (one for each person over 18 years old that will be living there.)
- COMPLETELY enter all the data requested and return it to the Management Office; we will need copies of each applicant’s Social Security Card and Driver’s License.
- Wait to hear from the Management Office regarding approval.
- Further instructions will be offered at the time a decision is made.
